Home Grant Program

Eligibility Requirements:

  • Credit Score: Minimum 680 
  • Grant Amount: Up to $6,500 (or $5,000 for credit scores between 620-679)
  • Appraisal Cost: Up to $500 towards the appraisal
  • Home Warranty: Up to $500 towards a 1-year home warranty
  • No Second Lien: No additional lien required
  • Debt-to-Income Ratio: No additional restrictions
  • Income: No income restrictions
  • Seller Concessions: Allowed
  • Property Type: Primary residence only

Location Restrictions: Must currently live  in a qualifying area 


BOOST DPA Program

Eligibility Requirements:

  • Credit Score: Minimum 580
  • Grant Amount: 3.5% of the purchase price
  • Repayment Options: Repayable second lien
  • Debt-to-Income Ratio: Restrictions apply
  • Income: Restrictions apply
  • First-Time Homebuyer: Not required
  • Property Types: Single-family homes, 2-4 unit properties, doublewide manufactured homes, Planned Unit Developments (PUDs), townhomes, and condos
  • Co-Borrowers: Non-occupant co-borrowers allowed


EMPOWERED DPA Program

Eligibility Requirements:

  • Credit Score: Minimum 580
  • Grant Amount: 2% or 3% of the purchase price
  • Repayment: No second lien—completely forgivable
  • Maximum Debt-to-Income Ratio: 48%
  • Property Types: 1-2 unit homes, manufactured homes, Planned Unit Developments (PUDs), and FHA-approved condos

2:1 Buy Down DPA Program

Eligibility Requirements:

  • Credit Score: Minimum 600
  • Grant Amount: 3.5% of the purchase price
  • Repayment Options: Choose between a repayable second lien or a forgivable second lien
  • Debt-to-Income Ratio: No additional restrictions
  • Property Types: Single-family homes, duplexes, doublewide manufactured homes, Planned Unit Developments (PUDs), townhomes, and HUD-approved condos
  • Interest Rate Buy Down: 2:1 buy down of the interest rate allowed


GOLD STAR FHA DPA Program

Eligibility Requirements:

  • Credit Score: Minimum 600
  • Grant Amount: 3.5% of the purchase price
  • Income: No income restrictions
  • Debt-to-Income Ratio: No additional restrictions
  • Repayment Options: Choose between forgivable or repayable options

AURORA DPA Program

  • Credit Score: Minimum 600
  • Grant Amount: 3.5% or 5%
  • Forgivable Option: 3.5% (income restrictions apply for the forgivable option)
  • Debt-to-Income Ratio: No restrictions
  • First-Time Homebuyer: Not required
  • Property Types: Single-family homes, 2-unit properties, doublewide manufactured homes, Planned Unit Developments (PUDs), townhomes, and condos
  • Co-Borrowers: Non-occupant co-borrowers allowed

GOLD ADVANTAGE CONVENTIONAL DPA Program

  • Credit Score: Minimum 660
  • Grant Amount: 4% total (3% toward down payment and 1% toward closing costs)
  • Repayment: Repayable second lien over 30 years
  • Income Restrictions: Apply
  • Debt-to-Income Ratio: Restrictions apply

0% DOWN Program

  • Credit Score: Minimum 620
  • First-Time Homebuyer: At least one borrower must be a first-time homebuyer
  • Second Lien: Provides 3% of the purchase price, up to $15,000. The second lien has no monthly payment requirement and no interest. The balance is due when the first lien loan is refinanced or paid off, whichever comes first. Payments on the second lien can be made throughout the loan term but are not required.
  • Income Limit: Borrowers must be at or below 80% of the Area Median Income (AMI) for the property's location
